Clear Roadmap

How the Application Works (6 Simple Steps)

1

Check Your Paperwork

You will need: (a) Your Department of Social Protection (DSP) allowance letter or Fuel Allowance receipt slip, (b) proof of ownership (such as a recent Local Property Tax LPT statement), and (c) a recent electricity bill showing your MPRN.

2

Fill Out the Official SEAI Application Form

Download the official 4-page SEAI Warmer Homes Scheme Application Form or submit via SEAI’s online portal. If applying on paper, your local Intreo/Social Welfare office can stamp section 3 to confirm your payment.

3

SEAI Allocates an Independent Surveyor

SEAI reviews your documents and assigns an official energy surveyor to visit your home. The surveyor conducts a full technical assessment and drafts the works order.

4

You Receive and Approve the Tailored Works Package

SEAI sends you a detailed schedule of the free works approved for your home (e.g., wrap insulation, heat pump, attic, solar). You review and sign to confirm approval.

5

Approved Contractors Complete the Works

An SEAI registered installer contacts you to schedule the installation. Works are carried out cleanly and professionally with €0 billed to you.

6

Final Quality Inspection & Updated BER Certificate

An independent assessor completes a post-works quality audit and registers your new A or B BER energy rating on the national SEAI register.

Got Questions?

Warmer Homes Scheme FAQ

Will getting free home upgrades affect my weekly pension or social welfare? +
No, absolutely not. The SEAI Warmer Homes Scheme is a non-means-tested capital home grant. It is not considered taxable income and does not affect your weekly Fuel Allowance, State Pension, Working Family Payment, or any other social welfare entitlement.
Can I apply if I already had free attic or cavity insulation years ago? +
Yes! Under the updated SEAI scheme rules, homeowners who previously received minor works (such as attic or cavity wall insulation prior to mid-2010s) can re-apply for modern deep retrofit works, including heat pumps, external wall wrap, and solar panels, provided their home still has a poor BER rating (E, F, or G).
Can I apply if I am renting or living in a Local Authority (Council) home? +
The SEAI Warmer Homes Scheme is specifically for private homeowners who own and occupy their home. If you live in a Local Authority (Council) house, your home is upgraded under the separate Local Authority Energy Efficiency Retrofit Programme (EERP) managed directly by your local county council.
How long does the waiting list take from application to installation? +
Because this scheme is 100% free and in high demand across Ireland, waiting times typically range between 12 to 24 months from application approval to the completion of works. Homes with the worst energy ratings (BER E, F, G) and older applicants are given priority scheduling. The earlier you submit your form, the sooner you secure your position.
What if my home has a BER rating of D1 or D2? +
SEAI statutory criteria prioritise homes rated E, F, or G. If your home has an existing BER of D1 or D2, SEAI may assess whether specific fabric upgrades (like attic top-up) are viable, or you may be eligible for standard SEAI grants (which cover up to 80% of costs through standard contractor routes).
