Full Retrofit Roadmap: Planning, SEAI Grants & Execution

Upgrading an existing Irish home to an A-rated energy standard is one of the most rewarding investments a homeowner can make. However, jumping straight into hardware purchases without an engineered roadmap frequently leads to radiator underperformance, moisture condensation, or forfeited grant funding.

Phase 1: Fabric First (The Thermal Envelope)

Before installing a heat pump or solar array, the building envelope must be sealed. In typical 1970s–1990s Irish housing stock, up to 30% of heat escapes through the roof and 35% through uninsulated walls.

Phase 2: The Heat Pump Suitability Test (HLI ≤ 2.0)

Under official SEAI regulations, a home must achieve a Heat Loss Indicator (HLI) of ≤ 2.0 W/K/m² to qualify for the €12,500 Air-to-Water Heat Pump grant. Installing a heat pump in a home with an HLI > 2.3 causes the auxiliary electric immersion elements to fire continuously during frosty weather, driving up ESB bills.
